• All candidates must have a BA or BS degree from an accredited institution, preferably in real estate, finance, business, accounting, economics or related area
• Industry accreditations preferred (CCIM, etc.)
• Candidates should have seven to ten years of direct real estate industry experience including specific asset management experience. Data center experience a significant plus
• Computer proficiency with a strong working knowledge of Microsoft Excel, PowerPoint, Outlook and Word
• Strong writing skills as well as verbal interpersonal/communication skills
• Strong quantitative skills and demonstrated analytical and problem-solving ability
• Strong organizational skills
• Ability to function both in a team-oriented setting, and independently
• Strong sense of personal motivation, responsibility, and entrepreneurship.
• Working knowledge of Yardi Voyager preferred
• Ability to work with financial concepts and perform financial analysis including ROI, IRR and discounted cash flow modeling

JOB RESPONSIBILITIES

The Director of Asset Management will have the responsibility of maximizing the performance and value of the company’s portfolio of data center assets that are owned, leased or managed. You will assist in the formulation and implementation of a long-range asset strategy in addition to the creation of annual budgets and objectives. In addition, the Director of Asset Management will have the opportunity to participate in various activities related to asset acquisitions and financing.

The ideal candidate will be based in the Northern Virginia Area and will report to directly to the Chief Executive Officer and his designee.

• Partner with cross-functional teams such as sales executives, solutions. engineering and operations to enhance asset operations and value
• Draft annual business plans for each of the assets identifying major objectives including:
o Lease Up assumptions
o Capital programs
o Operating objectives (policies, procedures, software implementation, etc)
o Staffing assumptions
o R&M scheduling
o Annual Financial Budgets (including operating metrics)
• Assist executive management in evaluating staff progress and performance against annual business plans
• Work with operations and engineering staff in creating all capital expansion and replacement budgets
• Develop long-term (5 to 10 year) master plans for each of the company’s assets including:
o Expansion potential
o Capex replacement
o Financial forecasts (including operating metrics)
o Alternative energy possibilities
• Manage compliance with third party development agreements and other post-closing matters in connection with acquisitions
• Ensure lease compliance for all real estate leases and MSA agreements.
• Review and approve all significant contracts, particularly in relation to capital expansion
• Provide accounting with capital expenditure budget to actual variance analysis
• Prepare/review all perspective customer contract proposals
• Manage external legal review of all customer lease/MSA agreements
• Prepare/review all operating metrics for management and Investor reporting
• Prepare quarterly property reforecasts
• Monthly review of operating statements and preparation of budget to actual analysis
• May be asked to assist in debt procurement including lender negotiations and review of loan agreements
• May be asked to assist in various tasks associated with acquisitions including the development of underwriting proformas, review of significant contracts, etc.
